Company Structure

Common Equity NSW Ltd (CENSW) is a not for profit company established for the purpose of providing housing, resources and support to housing co-operatives across NSW.

The company currently manages nearly 500 properties, the majority of which are operated and managed by housing co-operatives in conjunction with CENSW. NSW Cooperatives are independent cooperatives regulated by the Registrar of Cooperatives, and manage the individual tenancies of their members under the Registered Tenancies Act. Besides being lessees of CENSW, the Cooperatives have a participative relationship with the Company.

The responsibilities of the Common Equity NSW team include:

  • Monitoring properties and planning for future growth and development
  • The comprehensive maintenance planning and asset management of each property
  • Offering Cooperative members expert advice about property maintenance and tenancy management
  • Providing training
  • Providing financial and administrative services
  • Overseeing the administration of the Cooperative Housing Program

Common Equity NSW is managed by a Board of Member Directors elected by the Cooperative membership and Technical Directors appointed for particular expertise and experience.

Company Structure:

1. Corporate and Administrative

Financial Services is responsible for all financial matters related to the successful operation of the Company, including monitoring to ensure all Co-operatives meet their accountability obligations to the Company. This area also offers fee for service products to Co-ops to assist their housing businesses, such as bookkeeping and rent calculations.

2. Administration and Compliance

Provides administrative support to CENSW, including Human Resource management within the company, and also the delivery of internal company policies and procedures.

3. Co-op Support and Resourcing

Primarily responsible for ensuring the effective performance of all Co-operatives in the Program. This is achieved both by the provision of skilled field officers to advise Co-ops on their operations, and encourage the effective participation of tenant members in the management of their housing. This area is also responsible for training of new applicants and the promotion and development of new Co-operatives.

CENSW also provides full tenancy management and property services to cooperatives; where Co-ops experience difficulties and while they undergo restructuring or re-training; or for individual properties where the changes to a tenant's circumstances make it impossible for them to contribute within a co-operative structure.

4. Asset Management and Maintenance

Maintains oversight of properties and coordinates major renovations and maintenance; coordinates stock management; and also trains Co-operative volunteers in maintenance. In addition, it is responsible for identifying new property opportunities construction purchase and allocation, overseeing capital funding submissions and managing property developments and new construction.
